I'm Erin Harrel, a Realtor with the Harlan Group at Keller Williams in Fort Myers, focused on waterfront and commercial real estate across Lee County. Here is where prices and affordability stand, using data from our own Florida Gulf Coast MLS.
Are home prices still rising nationally?
The national median home price was $414,000 in 2025 and is projected at $423,000 for 2026. In August, the median hit $429,000, up from $422,000 a year earlier.
Over the long run, home prices have grown about 4 percent a year. Today they sit about 5 percent above that trend. At the 2006 peak, prices were 21 percent above trend. That gap is a key reason today's market is not a repeat of 2008.
About a third of non luxury listings nationally have had a price reduction, a sign that sellers are adjusting to buyers.
Is housing becoming more affordable?
One common affordability measure compares the principal and interest payment on a median priced home to median family income. It reached 36 percent in late 2023, the worst on record. Today it's 32 percent. That's progress, but still well above the 16 to 23 percent range of the 2010s.
Florida prices are holding firm
Florida's statewide single family median was $415,000 in August, up 1.2 percent from a year ago. That marks the sixth straight month of year over year gains.
Have Lee County home prices stopped falling?
Florida Gulf Coast MLS data for Lee County single family homes, pulled September 23, 2026, shows:
Median closed price, August 2026: about $373,000 (about $370,000 in August 2025)
Median resale price: about $425,000
Median new construction price: about $340,000
New construction in Lee County sells for about 20 percent less than resale. That mirrors a national trend where new homes now cost less than existing ones, but the gap is wider here because Cape Coral and Lehigh Acres have so many buildable lots.
On affordability, principal and interest on a typical Lee County home takes about 28 percent of median income, compared with 32 percent nationally. Insurance and property taxes add meaningfully to the total monthly cost, so every buyer should budget the full payment.
