Are new homes cheaper than existing homes nationally?
Nationally, the median new home now costs about $409,000, compared with about $430,000 for an existing home. That's a rare reversal. Builders sold new homes at a 607,000 annual pace in July 2026, down from 664,000 a year earlier. With mortgage rates between 6 and 7 percent, builders are leaning on incentives to keep inventory moving.
New construction in Lee County by the numbers
Florida Gulf Coast MLS data for Lee County single family homes, pulled September 23, 2026. New construction is defined here as homes built in 2025 or later.
August 2026 closed sales: 372 new construction, 831 resale
Median sale price: about $340,000 new construction, about $425,000 resale
Share of August sales: about 31% new construction, about 69% resale
There are also about 1,690 active listings built in 2025 or later, roughly 28 percent of everything for sale in Lee County. Nationally, new homes are only about 15 percent of sales, so new construction plays about twice as large a role here.
The share has eased slightly. Last August, recently built homes made up about 34 percent of sales (407 homes), so resale is gaining a bit of ground.
Why is new construction cheaper in Cape Coral and Lehigh Acres?
Three things drive the gap. First, Cape Coral and Lehigh Acres have thousands of pre platted lots, so land is plentiful and relatively inexpensive. Second, builders use repeatable floor plans at high volume, which keeps costs down. Third, a large share of resale inventory is waterfront, which pushes the resale median higher.
Should I buy new construction or resale in Lee County?
Both paths can be smart right now. A new inland home typically offers a new roof, impact windows, lower insurance costs and builder incentives such as rate buydowns, closing cost help and upgrades. A resale home often offers a better location, water access, mature landscaping and more room to negotiate on price. The key is knowing which builder incentives are real value and which resale sellers are ready to deal.
What sellers should know
If you're selling a resale home in Lee County, your competition includes brand new model homes with rate buydowns. Pricing, condition and presentation all need to account for that.
